Providing Information Necessary To Choose The Right Tenant

  • Full tenant application
  • Credit report
  • Past rental history
  • References from previous landlords

 California Association of Realtors Rental Contract

  • Fully executed lease
  • All necessary disclosures (if any)
  • Move-in/Move-out inspection form

 Administration

  • Rental collection. Forwarding payments to you or disclosed account
  • Drive by and interior inspections of the property
  • Coordinate and supervise all tenant maintenance needs
  • Comprehensive monthly and yearly operating statements
  • Yearly rental surveys to ensure maximizing potential gross rents
  • Contact person for support services (landscaping, pool, etc…)
  • Initiate unlawful detainer actions and notices when necessary
